Timberton Limited Common Area (LCA) Application Procedures (TVHA)
Approval of a Limited Common Area (LCA) application is required for any maintenance
or modification in Timberton LCA.
Before you perform any work in Timberton LCA, you must obtain approval from the Vegetation
Management Committee (VMC). This document explains the procedures for obtaining that approval.
If you need additional help or advice, the VMC Chair can assist.
You must complete an LCA Application for any work in the LCA. This includes but is not limited to
clearing brush, trimming or removing trees, and planting vegetation. The LCA Application is available
on the Timberton Website, www.timberton.org. It is also available through this link.
You must inform owners of all lots whose property adjoins the area where work is to be done. If the
work area adjoins your lot, this includes your immediate neighbors and any other neighbors whose
property adjoins the work area.
It is helpful and often necessary to attach photographs and diagrams (a copy or sketch of the lots/areas
involved) to define the scope of the proposed work. After your application is submitted, the VMC will
visit the site to determine if the work is allowed by the Vegetation Management Plan. In some cases,
the work may be approved by the VMC. In others, it may require review by the TVHA Board.
Requests involving tree trimming or removal may require an arborist report in the discretion of the
VMC Chair. Work that disturbs the soil or removes vegetation may require replanting of approved
vegetation.
If the work will be performed by a contractor, that contractor must be licensed, bonded and insured.
The homeowner requesting the work is responsible for any costs incurred.

Homeowners Association, P.O. Box 65218, Port Ludlow, WA 98365.
Once received, LCA applications will be reviewed in a timely manner. Applications will also be posted
on the TVHA website for additional neighbor notification and review.
Note: Permission to remove or plant vegetation or otherwise modify the Limited Common Area does
not override any wetland restrictions, nor does it support any future right to do similar work or claim
ownership to that property. Working in the Limited Common Area can be hazardous. By doing or
having work done in TVHA’s Limited Common Area, homeowners agree to hold harmless and
indemnify TVHA for any injuries, losses or liability that may result from such work.
